How We Build Decks Differently

Most contractors frame a deck, slap boards on top, and move on. We do a few things they skip:

 

Joist Tape – A protective membrane on top of every joist. Keeps moisture from pooling where screws penetrate. Adds years to your framing.

Double Flashing – Where your deck meets your house is where water problems start. We flash it twice—once at the ledger, again at the siding transition.

Picture Frame Trim – Border boards around the perimeter hide cut ends and give a finished furniture-like edge.

 

Screw-Only Fastening – Nails back out over time. Every fastener we use is a screw. No popped nail heads in five years.

 

These details do not show up in a quote line item. But they show up in how your deck holds up ten years from now.

How much does a new deck cost?

It depends on size, materials, and how complicated your site is. A straightforward 12x16 pressure-treated deck on a flat lot runs roughly $8,000–$12,000. Composite materials add 30-50%. Elevated builds on steep lots can double the cost because of the structural work involved. We give free detailed estimates so you know exactly what your project costs.

How long does deck construction take?

Most decks take one to three weeks once we start. Permitting adds one to two weeks before construction—sometimes longer depending on your jurisdiction.

Do I need a permit?

If your deck is more than 30 inches above grade, yes. We handle the permit application and inspections for you.

Composite or wood—which should I choose?Composite if you want zero maintenance and do not mind the higher upfront cost. Wood if budget matters more and you are okay with periodic staining and sealing. Both last a long time when built and maintained correctly.

Can you build on my steep lot?

Probably. We have built on slopes most contractors walk away from. Send us photos or schedule a site visit and we will tell you what is possible.

What brands of composite do you install?

Trex, TimberTech, and Fiberon primarily. We can source others if you have a specific preference.
