Quality Techniques

We use joist tape on every deck. It costs about $200 more per project, but we have never had a joist failure on any deck we have built since 2016. We use double flashing at every wall connection.

We use screw-only fastening. No nails. And we use picture frame trim boards for a clean finished edge. A lot of builders skip all of that.

What Makes Building in Black Mountain Different

Black Mountain sits at about 2,400 feet in eastern Buncombe County. The highest peaks east of the Mississippi River surround the area, with Pisgah National Forest to the south and the Black Mountain range to the north. The Swannanoa River valley creates high humidity and frequent fog that deposits moisture on outdoor structures year-round.

Black Mountain is an arts community with historic homes from the early 1900s mixed with newer construction. The terrain varies widely from flat downtown areas along Cherry Street to steeper slopes in the surrounding neighborhoods. Montreat is adjacent, so the area has a tight-knit mountain community feel.

Buncombe County enforces the North Carolina Residential Code. Any deck over 30 inches above grade or attached to the house needs a permit and inspections. We have pulled over 300 permits in Buncombe County since 2013 and manage the full process.

The Swannanoa River valley's moisture and high elevation mean decks experience more humidity and fog than lower elevation areas. Composite decking with proper joist tape and double flashing is essential for longevity. Pressure treated lumber has a shorter lifespan here than in drier climates because of the constant moisture.
